The following are things that may indicate that your roof needs replacing:
Missing, cracked or curling shingles.
Blistering or peeling paint.
Shingle, sheathing or siding decay.
Leakage in the attic after heavy rains.
Stains on interior walls or ceilings
High Energy bill.
How often should I clean my gutters?
Gutters should be cleaned at least once in the summer and twice in the fall.
What is an ice dam?
Ice dams occur when snow melts near the ridgelines of warm roofs (roofs without adequate ventilation). As the water runs down the roof to the overhang, it cools and freezes. If the snow continues this melt and freeze process, an ice dam can form that can seep under the shingles, through the decking and into the house. This, of course, can cause serious roof leaks--even in freezing temperatures.
The best prevention to ice dams is a well-ventilated (cool) roof. Additional protection for your roof can be applied with an impermeable ice and water membrane. The membrane is installed on top of the decking, under the roofing material.
What are my options if I decide to re-roof?
You have two basic options. You can choose a complete replacement of the roof system, involving a tear-off of the old roof, or a re-cover over the existing roof, involving only the installation of a new membrane and surfacing. If you've already had one recover over your original roof, check with a professional roofing contractor to see if your deck can support a second recover.
How long does it take to replace a roof?
Replacing a roof usually requires a lot of work. The process may take a few days or a few weeks. Remember that bad weather can delay installation. If you are repairing rather than replacing your current roof, it may take less time.
How long can I expect my roof to last?
The condition and lifespan of your roof will depend on the type of roof you have, the effects of your local environment and the maintenance which the roof has received. According to the American Society of Home Inspectors, asphalt shingles generally last 15-20 years; wood shingle/shakes, 10-40 years; clay/concrete tiles, 20+ years; slate, 30-100 years; metal roofing, 15-40+years. Roofing product manufacturers off a variety of warranties on their products.Take a close look at those warranties to see what responsibilities and financial obligations they will assume if their products fail to reach their expected lifetimes.
What are static vents/ridge vents, do I need ventilation?
We have found that poor ventilation causes roofing material to wear out prematurely. It also ruins the wood deck due to condensation. These two products offer an inexpensive way to greatly improve your roof and attic ventilation.
How much does a new roof cost?
This question also has no simple answer since replacing a roof varies on the materials and installers you choose. You can usually get a free estimate from a contractor. Before agreeing to a price, make sure the following considerations are made:
The square footage of your house.
Roofing material you choose.
If you are keeping or removing your existing roof.
